Sandra Smith: evalúa su hogar con propiedad

Cuando Sandra Smith tuvo que decidir en qué quería trabajar, no lo dudó ni un momento. A Sandra siempre le ha gustado todo lo relacionado con viviendas y propiedades. Es por esta razón que estudió la carrera de evaluación e inspección de bienes raíces en Athens Technical College.

Esta colombiana, nacida en Bogotá, lleva más de cinco años viviendo en Gainesville, en el noreste de Georgia, y algo más de dos años realizando su profesión de inspectora y evaluadora de hogares. "Siempre me llamó la atención el tema de las propiedades", admite Sandra. "Por eso decidí asistir a Athens Tech y aprovechar el programa que ellos ofrecen titulado 'Real Estate Appraisal and Home Inspection'."

Según Sandra, muchas personas, sobre todo hispanos, no saben exactamente cuáles son las responsabilidades y las diferencias entre un inspector y un evaluador de viviendas. "El inspector se dedica a mirar y observar todo el equipo eléctrico y material de la construcción para saber si está en buen estado y, sobre todo, para saber si es seguro para la futura familia vivir ahí o si es necesario realizar alguna reparación. Por otra parte, el evaluador se dedica a observar la condición en que se encuentra la vivienda para estudiarla y así poder dar una opinión del costo de la propiedad teniendo en cuenta algunos factores como la ubicación, el área y mercado donde se encuentra", explica Sandra.

El título de inspector y evaluador de hogares es diferente al de 'agente de bienes raíces'. "Muchas personas se confunden y piensan que los dos son iguales", admite Sandra. "Mi trabajo no consiste en vender propiedades pero sí en evaluarlas e inspeccionarlas".

Sandra trabaja tanto en el mercado hispano como en el estadounidense. Según su experiencia, "los hispanos no muestran tanto interés por la inspección y evaluación a la hora de comprar o vender una vivienda" y por esta razón existe un mayor número de casos de fraude en los precios de las propiedades.

De la misma manera, la persona encargada de realizar la inspección y evaluación de una vivienda puede ofrecer consejos e ideas sobre cómo mejorar la propiedad y así aumentar su valor económico antes de ponerla a la venta.

Durante los años que estudió en Athens Tech, Sandra utilizó su conocimiento de español para dar clases dos días a la semana, algo que aún continúa haciendo, incluso años después de haberse graduado. "Empecé a dar clases de español para adultos porque era una de las pocas hispanas que estudiaba en Athens Tech en aquel entonces", dice Sandra. "En la actualidad continúo ofreciendo clases y manejó de Gainesville a Athens dos veces a la semana".

Sandra es una madre soltera con un hijo de ocho años y, aprovechando que en mayo se celebra el Día de la Madre, quiere "dar las gracias a todas las personas, familiares y amigos, que me han apoyado. El ser madre es uno de los trabajos más duros pero también más gratificantes".

Sandra Smith: Finding the value of your home

When Sandra Smith had to decide what type of job she wanted to have, she didn't doubt it for one moment. Sandra always liked everything related with houses and properties, and for this reason she studied a degree in Real Estate Appraisal and Home Inspection at Athens Technical College.

This Colombian, who was born in Bogota, has lived for more than five years in Gainesville, in the northeast corner of Georgia. Furthermore, she has worked for a little more than two years in her profession as inspector and assessor of homes. "The inspector is dedicated to look and observe all the electrical equipment and material of the construction in order to know if it is in good status and, above all, to know if it is safe for a future family to live there or if it is necessary to complete some sort of repair. On the other hand, the inspector is dedicated to observe the condition in which he or she finds the home in order to evaluate it and by this means be able to give an opinion as to the cost of the property, keeping in mind some factors such as location, the area and the market in which it is located," Sandra explains.

The title of home inspector and estimator is different than that of "real estate agent." "Many people are confused and think that both are the same," admits Sandra. "My work does not consist of selling properties, but in evaluating and inspecting them."

Sandra works just as much with Hispanic customers as American ones. According to her experience, "Hispanics do not show much interest in the inspection and estimate at the time of buying or selling a home" and for this reason there exists a large number of cases of fraud in the prices of properties.

In the same way, the person in charge of completing the inspection and estimate of a house can offer advice and ideas about how to improve the property and in this way raise the economic value before putting it up for sale.

During the years that she studied at Athens Tech, Sandra used her knowledge of Spanish to give classes two days a week, something that she still continues doing, included years after she has graduated. "I began to give Spanish classes to adults because I was one of the few Hispanics that studied at Athens Tech at that time," says Sandra. Currently, she continues offering classes and drives from Gainesville to Athens two times a week.

Sandra is a single mother of an eight year old boy and, taking advantage of the fact that in May we celebrate Mother's Day, she wishes to "give thanks to all the people, relatives, and friends who have supported me. Being a mother is one of the most difficult jobs, but also one of the most gratifying."
